Asbestos testing and inspections

Every job starts with knowing what a material is. An MDH-certified inspector cuts small samples from the areas your plans will touch, and an accredited lab reports on each one. State law treats anything over 1 percent asbestos as asbestos-containing material.

Popcorn ceiling removal

Sprayed-on ceiling texture is one of the materials on MDH’s list that may hold asbestos, so we test before anything is scraped. A positive result means plastic over the room, a misted ceiling and texture going straight into bags. Your drywaller or painter gets a bare surface to start from.

Floor tile and mastic removal

Vinyl tile, sheet flooring and the dark adhesive under them can each contain asbestos, so each gets its own sample. For homes of up to four units, flooring stopped being exempt from the state’s asbestos work rules on July 1, 2021. Positive layers come up to the subfloor.

Duct, furnace and pipe insulation removal

MDH names duct, pipe, boiler and furnace insulation as possible asbestos products. We wet the wrap, cut it free in short lengths and seal it, so your heating contractor can swap equipment on bare metal.

Asbestos siding removal

Asbestos siding and roofing appear among MDH’s home products, and MDH advises leaving them alone while they are in good condition. When a re-side, an addition or a teardown means the siding must go, we take shingles off in whole pieces where we can and wrap them for disposal.

Teardown and remodel abatement

Plaster, joint compound and window glazing can all need attention before rooms are gutted or a house comes down. We remove what the lab confirms from the areas being opened, then hand you the closeout letter and disposal records for your permit file.

Asbestos testing and removal costs

Nearly 7 in every 10 Edina homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Edina, Richfield and Hopkins. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a site visit

First, we arrange for an MDH-certified inspector to sample whatever your work will disturb, or the whole house if it is coming down. We then walk through the job with you and base the price on the lab report.

02

State notice and containment

We put the notice in writing to MDH, which only takes it from a licensed contractor, and regulated removal waits five calendar days or more from there. Then the work area gets plastic walls, a HEPA unit that holds it under negative air, and a decontamination unit the crew passes through.

03

Clean air, sealed waste, paperwork

Material is kept wet while it is removed, then packed in labeled, leak-tight containers that ship under a waste manifest. Before the plastic comes down, clearance air samples are taken, and you receive the reports along with a closeout letter.

Edina homes and asbestos

More than half of Edina’s homes went up in the 1950s, 1960s or 1970s, with the 1970s alone adding about 1 in 5, and the median home dates from 1971. Houses built then can have joint compound, ceiling texture, taped ducts and floor tile with mastic, all items on MDH’s list. We use a house’s age to decide where to take samples, and the lab decides the rest.

Edina also has plenty of condos and apartments. Close to 4 in 10 homes sit in buildings with at least five units, and a little more than a quarter of occupied homes are rented. In a shared building, the association or manager hears from us first, and together we fix access times, quiet hours and the path sealed waste will take out.

Demolition permits in Edina and Hennepin County

Before Edina approves the plans for a house demolition, its residential checklist asks for proof from a licensed asbestos abatement contractor. That proof is either a closeout or completion letter saying the hazardous materials were removed, or a copy of the asbestos survey showing nothing needs removal. The same checklist asks for the notification from Hennepin County’s pre-demolition inspection.

Under a Hennepin County ordinance, asbestos has to be removed before any demolition or renovation. The county also sends staff to look at homes and commercial properties ahead of demolition, and they want the asbestos survey and report, the receipts for abatement and every disposal manifest. We give you our part of that file in one set.

Frequently asked questions

Do I need a licensed contractor for a small job?

For a small job, the answer turns on quantity. Friable pipe insulation needs an MDH-licensed contractor once there is more than 10 linear feet of it. Friable material on any other surface needs one at more than 6 square feet. If the material can’t be measured by length or area, the cutoff becomes more than 1 cubic foot. Amounts within those limits are unregulated work, and MDH stresses that unregulated is not the same as safe.

Can I do the removal myself?

Only an owner-occupant can, and only in a single-family house. For that one case, state law waives the license and the permit fee. Rentals, duplexes and apartments never qualify. Even for owners living in their own house, MDH’s advice is a licensed contractor, which it strongly recommends.

What does asbestos removal cost?

We give a figure after a visit and the lab results, since the material, its amount and the crew’s time on site set the price. Our quote covers crew labor, air monitoring, waste hauling and the state permit fee, which is $35 for a small home job and 3 percent of the cost of the asbestos work for larger ones.

We found asbestos during a remodel. Can removal start right away?

No. MDH does not treat a mid-remodel discovery as an emergency, so the five-day notice period still has to pass before removal. Stop work on that material and call us. Testing before the remodel lets the notice run before your crew shows up.

Where does asbestos waste go?

It ends up at a landfill that takes asbestos waste, never at a county drop-off, since Hennepin County’s sites refuse it. Getting it there is our job. Each bag or wrapped bundle is kept damp, sealed so it can’t leak and labeled, and the whole load travels under a waste manifest that you get a copy of.
